<br />lots. These townhomes will be in a $350,000 price range. The neighborhood behind this has <br />smaller houses with smaller acreage. Almost all the houses behind Superbowl are smaller, older <br />ramblers. Across the street from that there are nicer houses that are newer that go down to the <br />corner. Directly across the street from this site there are stakes for a subdivision. <br />Councilmember Cook stated he sees no reason not to allow this developer to put in towrlhome <br />units at this price point. He does not ever see this site being used for a commercial site; it is not <br />accessible for any retail type of use; it would need to be an office type of use. If this use is not <br />-changed to medium density residential it will sit for a long time and be useless to anyone. Also, <br />there is the conflict of the parking lot next door and the adjacent mini storage site that is almost <br />across the street. <br /> <br />Councilmember Pearson concurred. He stated it would appear these tovrohomes would be a <br />good transition by Superbowl. This is not an issue that is easy to handle; it will always stir up <br />some type qf conflict, but in his opinion the tovrohomes are a good fit. <br /> <br />Councilmember Jeffrey indicated he does not disagree that townhomes may be a good fit~ but he <br />would be concerned about six units on the site. He suggested consideration of the number of <br />units being reduced to four. <br /> <br />Mayor Pro Tern Elvig and Council.ri1ember Strommen concurred. <br /> <br />Mr. Dan Murphy, DPM Investments. stated they were originally looking for a higher density on <br />this site, and were hoping to do tv..'O 4wunit buildings. They changed this after the first discussion <br />and trying to work with the neighbors. They thought the second proposal was a winJwin for <br />everyone. Mr. Murphy stated in a typical situation if they look at the assessments and what the <br />land cost would typically be they thought three single family residences or a couple of tvvin <br />homes would have worked. But after doing a cost analysis it was determined they would need to <br />build a minimU'm of six units. -He does not think feasibly vvith the assessments that are owed on <br />tI1is land that four units would be cost effective for the type of townhomes they will be building. <br />His opinion is they can make this a nice transition. He would hope the Council could see its way <br />to approving the six units. Mr, Murphy stated the attractiveness of the units will have a huge <br />impact on how they feel, as well as the landscaping. There will also be decorative fencing on the <br />, edge of the parking lot that they can transition into a nice looking small development that fits <br />into the neighborhood or at least transitions into the neighborhood wel1~e lot next to tIDS wIll <br />be a typical City size lot, which these townhomes will not look out of place with. He suggested <br />some conceptual art may provide the Council with a better feel for what is planned with the <br />townhomes. <br /> <br />Councilmember Olson inquired about the price point for the townhomes. <br /> <br />Mr. Murphy replied the units are planned at about $285,000_ <br /> <br />Mayor Pro Tem Elvig inquired why the buildings are pulled forward with the large area of land <br />behiud them_ <br /> <br />City Council Work Session I October 10, 2006 <br />Page2of6 <br /> <br />-101- <br />
