Window Treatments <br /> <br />The submitted elevations meet City Code requirements, contingent upon verification of <br />the color aild brick requirements at building permit review. <br /> <br />TIle City, Council has reviewed your proposed plat and site plan several times, and <br />directed you to prepare revised building elevations. Council direction specifically on the <br />elevations is summarized below: <br /> <br />October 10, 2006 work session: consider using different colors for each building, other <br />materials to make them appear to be 3 distinct buildings rather than 6 separate units. Add <br />stone to the elevations. Some concern about six units versus four units. <br /> <br />November 14, 2006 Council meeting: looking for higher-end architecture, possibly <br />staggering buildings to avoid long wall of units. Still some concern about six units versus <br />four units. Staff recommended wrapping the brick and shakes around the sides of the <br />building_ <br /> <br />December 28, 2006 Council meeting: case tabled at your request. <br /> <br />January 9, 2007 Council meeting: buildings should ,be staggered, investigate options for <br />reducing the mass of the buildings, vary colors between the buildings, bring revised <br />elevations to a work session for Council review. <br /> <br />March 20, 2007 work session: provide an elevation that shows all three buildings, <br />stagger the buildings as shovm in the 2nd submittal, staggering should include the <br />roofline, add landscaping between and around the buildings, and eliminate outside <br />storage. <br /> <br />The most recent submittal (m."arked as 5th submittal in the Council case) includes some <br />landscaping between the garages and the buildings themselVes.. The units are staggered a <br />bit, as are the buildings themselves. though this is difficult to verify without a revised site <br />plan and ,plat submittal. These plans would need to be updated as part of the final plat <br />submittal. <br /> <br />Staff Wlderstands that the use of two different color shingles for each unit is an effort to <br />upgrade the elevations. however we feel the same color shingles should be used for the <br />entire building. Staff also recommends that the front doors be brought forward and some <br />decorative columns be used in place of the posts shovm on the elevations. <br /> <br />9. Streets: All six units will have direct access to Ebony Street, a dedicated and improved <br />public street. Ebony Street is 110t a collector street for which driveway accesses are <br /> <br />-124- <br />
