The-appiicant-is-proposing-to"develop--6-twinbome- units--(-3--t\Vo-uni-t--bui-ldings)- on-the-subject
property. The property is located within the Mississippi River Overlay District. but over 800 feet
from the river itself. City Staff is in the process of updating the Overlay District requirements.
The draft code and the Comprehensive Plan require all new development in the river corridor to
be processed as a Planned Unit Development, in order to allow so~e flexibility in the design of
new development while protecting the river ecology.

The submitted preliminary plat and preliminary site plan were evaluated according to CUlTent R-2
Medium Density Residential standards for twinhomes. The plan meets all requirements with the
exception of lot width. The R-2 District requires a 50-foot lot width. and the plan shows five 40-
foot lots and one 44-foot lot. The lot width deviation is permitted if the rezoning request to PUD
is approved.

-129-
