Principal Planner Trudgeon asked that the Commission notice that the Master Plan does not <br />specify names, just business enterprises. He noted there is a check and balance to be able to look <br />at uses as they go in, but the discussion now is the types of uses recommended for each area. He <br />advised that the Planning Commission would be involved in each step of the approval process. <br /> <br />Mt'. Keely stated that Riverdale is something they have taken note of. He indicated one reason <br /> <br />Allina Hunter, Chair of the Town Center Task Force, indicated that what has been presented has <br />been set up by average citizens of Ramsey. She explained that they developed the Task Force a <br />year ago for the purpose of bringing the citizen's point of vie~v. They did a survey, which <br />provided hundreds of responses, and they have been trying to incorporate as many of those ideas <br />as they can into the Town Center. She stated a market study was also done by an outside <br />consulting firm hired by the City. She explained they have minutely looked at all of the details; <br />and the Task Force has done their best to make sure this will be a quality product when <br />completed. <br /> <br />Chairperson Nixt indicated he does not see how they can separate Case #3 and Case #4, the <br />Sketch Plan review and the Zoning Districts. He stated he has had this information for three <br />days, but does not know how he can get comfortable with this size development in three days. <br /> <br />Principal Planner Trudgeon suggested a workshop be held with the development team, staff, the <br />Planning Commission and the City Council if they want to participate to go through the plan in <br />detail. <br /> <br />Mr. Keely indicated they would like to move as swiftly as possible. He acknowledged they have <br />not met with the Planning Commission before, so tonight was just an introduction to the plan, but <br />the sooner they can move forward, the better. He stated businesses are looking at it as a good <br />opportunity, and people are excited about being here. The sooner the development team can <br />meet with the Planning Commission to review the plan in detail, the better. <br /> <br />Chairperson Nixt directed staff to coordinate a joint meeting with the development team and City <br />Council on the Town Center Sketch plan. <br /> <br />Case #4 <br /> <br />Consideration of the Town Center Zoning District; Case of City of Ramsey <br /> <br />Presentation <br /> <br />Principal Planner Trudgeon demonstrated where the different districts were on the site map, and <br />gave a brief description of what each of them were.
