Ms. Frolik explained that
the subject property is 2.3 acres in size and is restricted to a total of 2,064 square feet of
garage and accessory building space. In addition, there is a 1,200 square foot size
restriction on any single accessory structure. The Aberle's currently have a 936 square
foot garage. They are proposing to construct a 1,500 square foot accessory building in
which to store personal vehicles and equipment along with certain commercial vehicles
and equipment. Ms. Frolik noted that Mr. Aberle is a self-employed remodeling
contractor and is attempting to store his commercial equipment and vehicles indoors
which is in accordance with the City Code. She reported that the CLIP has been drafted to
emphasize that Mr. Aberle may park and store his commercial equipment at his home, but
that does not give him the right to operate a commercial business from his garage. The
addition of 1,500 square feet will increase the total garage space on the property to 2,436
square feet, which is a 372 square foot overage. It also represents a 300 square foot
overage in the size restriction for any single accessory structure. These types of overages
in accessory buildings have been approved in the past. The Planning Commission
conducted a public hearing and no negative verbal or written comments were submitted,
therefore, the Planning Commission and staff are recommending approval of the request

City Council/May 26, 1998
