<br />Case # 3 <br /> <br />167th Ayenue and Hwy 47 Commercial Node <br />By: Sean M. Sullivan, Economic Development Coordinator <br /> <br />Background: <br /> <br />In 2003 the EDA initiated a redevelopment study forthe 16ih Avenue/Hwy 47 Commercial <br />Node. The study was completed on July of 2003 and the findings showed that this area has the <br />potential for success. One of the iindings spoke about the existing appearance of the buildings <br />and their dated appearance and that it did not convey freshness and merchandising and retail <br />strategies. There were additional findings that were both positive and negative toward the area. <br />The findings and recommendations from the Rum River Commercial Area Retail Market <br />Analysis done by the McComb Group are attached to the case for discussion. A complete copy <br />of the study is available upon request. Also attached to the case are past cases to familiarize <br />yourselves with the issue.
