Services are the largest category with
eleven businesses. Convenience retail is represented by three establishments: a grocery, liquor,
and video stores. There are two food servic'e establishments, a convenience store, variety store,
and other retail uses.

Rum River CO!ll.!Uercial Area enjoys good access by way ofTH-47 and 167th'Avenue Northwest.
TH-47 provides convenience access for residents living north and south of the commercial area.
Residents west ofTH-47 have convenient access by way of 167th Avenue Northwest.

Owners of businesses in the Rum River Commercial Area indicated the commercial area
strengths included good location, easy access and ample parking. Weaknesses include
comp1amts about the amount of competition, business turnover, and sales declines caused by
recent road construction.

A more disturbing trend was that most businesses reported sales declines of 13 to 35 percent over
the past five years. The best reported sales perfonnatlce was nO increase.

Competitive Shopping Areas

Businesses in Rum River Commercial Area compete with four convenience and neighborhood
shopping areas and two community shopping areas.

Convenience and neighborhood shopping areas include: Ramsey Convenience Center at TH-47
south of the Rum River Commercial Area; Andover Shopping Area,. located at Bunker Lake and
Rouud Lake Boulevards, anchored by Couuty Market and Fratalouies Hardware; St. Francis
downtown anchored by St. Francis Foods, and a newer shopping area anchored by County
Market.

Andover Station, anchored by Knowlan's Festival Supermarket, is a new shopping center located
at Bunker Lake Boulevard and Thrust Street. A Target Greatland is slated for construction in
this area.

Community centers include the Ri verdale area in Coon Rapids, which includes two large
supermarkets and the Elk River shopping area north of the intersection of TH-IOl and TH-IO.
Supermarkets located in this area include Cub and Cobom's.

Ramsey Town Center presents future competition. Timing of retail development in this area is
uncertain, but is likely in the future. Retail potential at To"W'll. Center includes convenience goods

v

18
