<br />CASE # <br /> <br />RUM RIVER COMMERCIAL AREA REDEVELOPMENT STUDY <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />As you may recall, McComb Group is in the process of completing a redevelopment study for <br />the retail node at 167'll Avenue and Highway #47 (Rum River Commercial Area). The business <br />and land owners of the subject retail node got together at McDuffs Eatery on April 29, 2003 to <br />discuss their individual intentions and/or future and discuss the retail node collaboratively. <br /> <br />Observations: <br /> <br />Jim McComb from McComb Group was in attendance and supplied the attendees with a <br />"Demographic and Income Snapshot" (enclosed with this case). Mr. McComb stated that they <br />have received some of the customer surveys and customer spotting infonnation and as a result <br />they have identified the Rum River Commercial Trade Area. Mr. McComb explained the scope <br />of the study that is in progress and stated that the first draft should be completed in <br />approximately four weeks. <br /> <br />The consensus of the business leaders was that they should submit a formal request to the City <br />Council asking that a feasibility study be completed for the extending municipal sewer and water <br />to the subject area. The letter requesting the feasibility study will most likely be submitted to <br />staff sometime during the month of May. The business group is also interested in the results of <br />the McComb study. Staff collected names and phone munbers of those in attendance so that <br />communication can continue with this group regarding the future of their retail node. <br /> <br />Staff anticipates that the first draft of the redevelopment study will be available to the EDA at <br />their June meeting. <br /> <br />EDA Action: <br /> <br />No action required. <br /> <br />EDA: 5/12/03 <br /> <br />26 <br />
