He would appreciate some <br />contact. <br /> <br />Mr. Tim Eggerichs, Hakanson Anderson Associates, Inc., representing the applicant, stated the <br />road alignment was based on staffs recommendation. <br /> <br />Commissioner Van Scoy inquired about a response from the County. <br /> <br />Associate Planner DaInes replied she spoke with the Highway Department about 1 1Iz weeks ago <br />and was told they would submit comments prior to this meeting. There were no concerns <br />expressed at that time, but she is not certain if the plat had been reviewed. The County did not <br />provide comments on the previous plat submitted for this property that was considered in June. <br /> <br />Commissioner Van Scoy observed this plat does impact the other lots, which have access off of <br />CR 5. He questioned if an assumption is being made that the County will make changes to the <br />access. <br /> <br />Associate Planner DaInes replied the County would prefer to see one access instead of three, so if <br />the properties to the north ever develop it would likely be seen as an advantage from that point of <br />view. However, staff cannot anticipate any of the other comments of the County, other than <br />perhaps turn lane construction at the proposed Helium extension. <br /> <br />Commissioner Van Scoy questioned if there will be adequate room for the proposed turn lanes. <br /> <br />City Engineer Jankowski indicated there should be enough space to put in both left and right turn <br />lanes at Helium Street; it has been done within the same amount of right-of-way elsewhere on <br />CR 5. The other issue the County will likely conunent on is in relation to the County's access <br />spacing guidelines. The access as proposed is approximately 500 feet from 146th Avenue, and is <br />approximately 900 feet from Iodine Street to the south. The County's guidelines are 1/8 mile, <br />which would be 660 feet. This appears to be able to meet those guidelines; they would wait to <br />hear whether the County would grant grace on that 160 feet. <br /> <br />Commissioner Van Seo}' inquired about the potential for widening CR 5 and the impact this <br />might have on that. <br /> <br />City Engineer Jankowski replied there are 120 feet of right-of-way; there should be sufficient <br />space to go to four lanes with turn lanes. <br /> <br />Commissioner Trites Rolle asked if this development is intended to be for sale units, and would <br />not include rental. <br /> <br />Mr. Eggerichs replied he is not certain; there will be an association. <br /> <br />Planning Commissionl February 1,2007 <br />Page 5 of 12 <br />
