Absent: CouncilmemberZimmerman. <br /> <br />COUNCIL BUSINESS: <br /> <br />Case #1: <br /> <br />Request for Amendment to Approved Site Plan; Case of Donald <br />Nordvik <br /> <br />Zoning Administrator Frolik noted that the City Council, on November 10, 1997, granted <br />site plan approval to Don Nordvik to construct a 2,160 square foot accessory building to <br />the manufacturing facility at 8020 - 147th Avenue NW. Mr. Nordvik foresees the need <br />for an additional expansion in the near future and is requesting a site plan amendment to <br />enlarge the size of the approved accessory building to 4,800 square feet. There is a 6,000 <br />square foot manufacturing building on the site. City Code restricts lot coverage to 35%, <br />or 21,875 square feet in this case. The total square footage of the existing building and <br />the amended size on the accessory building is 10,800 square feet, which is in compliance <br />with the lot coverage restriction. The proposed pavement and concrete curbing will be <br />modified to service the revised accessory building size. The revised building size <br />continues to be in compliance with structure setback requirements. Ms. Frolik further <br />explained that City Code restricts the size of accessory buildings to a 30% of the gross <br />area of the principal building. The gross area of Mr. Nordvik's principal building is <br />7,200 square feet. The revised accessory building size of 4,800 square feet equates to <br />66% of the gross floor area of the principal building. She reported that in the past, <br />Council has approved overages in accessory building sizes in the commercial district as <br />long as the maximum lot coverage restriction is not exceeded. With the overage in <br />accessory building size, Mr. Nordvik's property is still in compliance with lot coverage <br />restrictions. Ms. Frolik explained that Code requires all non-residential buildings to be <br />faced with natural or artificial stone, unless otherwise approved by City Council.
