Commissioner Trites Rolle explained with her vote against this plat, she feels uncomfortable <br />with the situation that would be created; it is not that there is something deficient about what the <br />developer is considering for the area. <br />Motion carried. Voting Yes: Commissioners Cleveland, Van Scoy, and Hunt. Voting No: <br />Acting Chairperson Levine and Commissioner Trites Rolle. Abstention: Commissioner Brauer. <br />Absent: Chairperson Nixt. <br />Case #3: Staff Update <br />The Staff Update was noted. <br />Case 94: Zoning Bulletin <br />The Zoning Bulleting was noted. <br />OTHER COMMISSION BUSINESS <br />1) Concept Plan Review of Hack Center ( Rivenwick Commercial Project) <br />Associate Planner Geisler stated Hack Real Estate Associates has prepared a concept plan for a <br />new commercial project that will complete the Rivenwick Village development site south of <br />Highway 10 and east of Ramsey Blvd. The developer is looking for some initial feedback from <br />the City Council and Planning Commission on the concept prior to formal submission of a site <br />plan and subdivision application. The subject property is approximately 9.3 acres, located <br />between the new Village Bank and Rivenwick Village townhomes on the north side of Riverdale <br />Drive. The property is zoned Mixed Use - Planned Unit Development (MU -PUD), which <br />accommodates the proposed retail and restaurant uses. <br />Associate Planner Geisler indicated the concept plan proposes three buildings: a restaurant, <br />single -user retail building, and a large multiple -user retail building. <br />Associate Planner Geisler explained because this project is located in the MU -PUD district, a <br />preliminary and final site plan will be processed along with a subdivision request. This sketch <br />plan was reviewed by City Council at a work session. Council was generally in favor of the <br />concept plan. Council indicated they would like to see the applicant explore options to provide <br />pedestrian connections between the new commercial buildings and the townhomes to the east. <br />Mr. Marty Klain, Hack Real Estate Associates, provided an overview of the sketch plan for the <br />proposed commercial project in Rivenwick Village. The plan includes three buildings: <br />restaurant, single -user retail building, and a large multiple -user retail building. Mr. Klain stated <br />there will be a 25 foot wide paved brick area to bring residents from the adjoining area to the <br />commercial properties. This area will also include landscaping, tables and benches. Mr. Klain <br />stated the delivery areas will be closed, which will reduce the noise. Also, they will try to <br />include landscaping within the parking area. They will be looking for basic mom and pop shops; <br />Planning Commission/ February 1, 2007 <br />Page 10 of 12 <br />
