CASE # 1 <br />REQUEST FOR PRELIMINARY SITE PLAN REVIEW OF <br />HACK COMMERCIAL CENTER; . <br />CASE OF HACK REAL ESTATES ASSOCIATES <br />By: Amy Geisler, AICP, Associate Planner <br />Background: <br />Hack Real Estate Associates has submitted a site plan and minor plat application to construct a new <br />commercial project on Riverdale Drive adjacent to Village Bank. This is one of the last phases of the <br />overall Rivenwick development. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Cover sheet <br />C) Proposed plat <br />d) Site plan <br />e) Grading plan <br />f) Utility plan <br />g) Landscaping plan <br />h) Color building elevations (included in separate packet) <br />i) City Council work session meeting minutes dated January 30, 2007 <br />j) Planning Commission meeting minutes dated February 1, 2007 <br />k) Draft Planning Commission meeting minutes dated April 5, 2007 <br />1) City Staff review letter dated March 30, 2007, revised April 19, 2007 <br />Notification: <br />Site Plans do not require a public hearing, however notification of the proposal was sent to property <br />owners within 700 feet of the subject property. <br />Funding Source: <br />Staff time necessary to review the proposal is paid for by the applicant from the escrow deposited <br />with the land use application. <br />Observations: <br />The proposal includes three commercial buildings on Outlot A of Rivenwick Village: a multi -tenant <br />retail building, restaurant, and single -tenant retail building. The site is zoned Mixed -Use PUD; retail <br />and restaurant uses are permitted in this district. The site has been designated MU -PUD since 2003, <br />and was B -2 Business before that. <br />
