CASE # t

Public Hearing
REQUEST FOR A VARIANCE FROM REAR YARD SETBACK STANDARD FOR
TELECOMMUNICATIONS TOWER IN ALPINE PARK: CASE OFT-MOBILE USA
By: Breanne DaInes, Associate Planner

Background:

T -Mobile has submitted a variance application to construct a telecommunications tower with
reduced rear yard setbacks on the Alpine Park property located at 6600 Alpine Drive NW.

The following items are enclosed for your information:

a) Site location map
b) Site Plan and tower design

Notification:

State statute requires notification of the public hearing to property owners within 350 feet of the
subject property. Staff sent out notices to all property owners within 350 feet.

Observations:

Since the submittal for a variance request to the rear yard setback for the construction of a tower
in Alpine Park, Staff has determined that the Parks Commission has been planning to further
develop the park area. It is uncertain whether the proposed tower is best suited in the proposed
location, and if the variance will be required, if re-located. Staff has requested, and the applicant
has agreed, to schedule a working meeting with the Parks Commission, to determine the ideal
location for the proposed tower. Therefore, Staff recommends opening and closing the public
hearing, with the possibility to re-advertise and open another public hearing when the conditional
use application is re-examined at a later date.

Board Action:

Motion to table the request for, a variance until such a date that the conditional use permit is re-
examined.

Review Checklist:
Assistant Community Development Director
Public Works Director
Civil Engineer

BOA: 5/3/07

1
