<br />and make sure it is rental ready for the next customer. They deliver the equipment clean and the <br />renters clean it out before it is returned. Rain for Rent has about six employees and there will be <br />three or four vehicles that may be moving equipment out on a daily basis. Hopefully the yard <br />will be empty with the equipment all on rent, but there may be some storage, and they are <br />looking to use the inside of the building for maintenance and the equipment. Rain for Rent has <br />diesel driven engines that operate the pumps that would be fixed in the building. The operation <br />is clean with no adverse effect to the environment. They would not have their customers coming <br />in and out of the yard; it would be more of a storage area for equipment, rather than a display <br />area. <br /> <br />Mr. Burnham stated since there will be one tenant moving in they will be taking trees down, <br />painting the building gray and putting a blue band around it to make it look more appealing. <br />There has been a conversation about the paving issues. They do not have any problem paving <br />parts of the site, but until they figure out what will happen with CR 116 he would not want to get <br />too involved and pave the whole lot. In the near future the property will likely be more suitable <br />for something different, and some day it will be better for himself and his partner to either sell it <br />or combine lots for an office building or something. The western access will be closed off per <br />County requirements in the future, so to do too much development on the site and pave the <br />driveway might be a waste of resources. <br /> <br />Commissioner Levine asked when it is expected that a site plan will be prepared. <br /> <br />Mr. Burnham replied he can get a site plan drawn up; he just received the Staff Letter and has not <br />been able to prepare the plan yet. The plan that has been provided was just sketched to show an <br />idea from the Rain for Rent brochure. <br /> <br />Chairperson Nixt inquired about outdoor cleaning and maintenance work on the site. <br /> <br />The representative from Rain for Rent replied all of the cleaning and maintenance work would be <br />done indoors. There is a shop drain in the building. <br /> <br />Commissioner Trites Rolle asked if the outside rim area shown next to the building on the plan is <br />being proposed for use. <br /> <br />Mr. Burnham responded in the affirmative. He indicated he needs to learn about the potential <br />elevation of the new road from the City or County before doing curb and gutter in the front <br />parking area. He suggested possible paving options and suggested class 5 may be an option in <br />some areas depending on the watershed requirements. If there is too much paving a containment <br />pond of some sort would need to be considered. <br /> <br />Chairperson Nixt noted the possibility of the curbing being abandoned if the paving is to be <br />phased in, or the applicant incurring the cost of relocating it. He noted the need to contain the <br />debris that gets tracked in and out of the storage lot.
