<br />CASE #: ~ <br /> <br />REQUEST FOR FINAL PLAT AND FINAL SITE PLAN APPROVAL <br />OF GAD'S PRAIRIE: CASE OF TRI-COR DEVELOPMENT <br />By: BreanneDalnes, Associate Planner <br /> <br />Background: <br /> <br />In May of 2006, the City received an application from Gary and Aaron Stritesky to develop 7 <br />detached townhomes on the property generally located south of 146th Avenue on County Road 5. <br />In conjunction with this plat, a request for a rezoning to Planned Unit Development (PUD) was <br />also submitted to allow for a unique housing type of detached townhomes and reduced setbacks. <br />The City Council considered the preliminary plat and a zoning amendment to PUD for GAD's <br />Prairie and unanimously approved both requests on a 6-0 vote, with David Jeffrey absent. <br /> <br />Since May of 2006, the Stritesky's have sold their interests in GAD's Prairie to Tri-Cor <br />Development. State Statute 462.358, Subd. 3c. <br />j) City Staff Review Letter dated May 18,2007 <br />k) Anoka County Highway Department Review Letter dated May 7, 2007 <br />I) Draft Development Agreement - <br />m) Final plat resolution for approval <br /> <br />Notification: <br /> <br />In accordance with state statute, notification of the preliminary plat public hearing was properly <br />advertised. <br /> <br />Observations: <br /> <br />The applicant is proposing 7 detached townhomes. The property is zoned R-2 medium density <br />residential, which allows up to 7 units per acre. The overall density of the project is 4.1 units per <br />acre. Because detached townhomes were not defined in City Code when the preliminary plat was <br /> <br />-157- <br />
