Preliminary Plat Review: Alpine Acres <br />May 16, 2003, revised June 6, 2003 <br />Page 2 of 6 <br /> <br />DensiB,: The subject property is limited to a maximum net density of seven (7) units per acre. <br />The subject property is approximately 42.4 acres (gross) and the proposed 203 units result in a <br />gross density of 4.8 units per acre. The net area (exclusive of wetlands and major road right-of- <br />way) of the development is 32.4 acres in size, which results in a net density of 6.3 units per acre. <br />The proposed development complies with City Code. <br /> <br />Streets: The development is served by a combination of public and private streets and driveway <br />collectors (servicing eight or fewer units). Sodium Street, a public roadway will provide access <br />for the development with connections to Alpine Drive and Sunfish Lake Boulevard. Additional <br />public streets including 153rd Lane, Radium Street, and Tungsten Street provide internal <br />circulation. Four private streets, all north/south segments provide additional access and <br />circulation witkin the development'. <br /> <br />Staff recommends that the private roadway south of 153rd Lane along the western boundary be <br />dedicated as a public street, to be named Tungsten. It is staff's understanding that this proposal is <br />acceptable and therefore the preliminary plat should be revised accordingly. The remaining <br />private roadways should be named Tungsten Way and Radium Way. <br /> <br />The Developer will need to apply to Anoka County for the access onto County Road 57 (Sunfish <br />Lake Boulevard). . <br /> <br />Gradin~ and Drainage: A grading and drainage plan has been submitted as Sheet 4 and 5 of 6. <br />Staff' has received this plan and offers the following comments: <br /> <br />1. Contours should be extended for a distance of 100 feet beyond the plat on the plats <br /> western boundary line. <br /> <br />2. The ordinary high water level and the 100 year flood plan elevation need'to be added to <br /> all wetlands and ponds. <br /> <br />3. Emergency overflow elevations should be noted on all ponds and wetlands. <br /> <br />4. Invert elevation on all storm sewer and culverts needs to be added to the grading plan. <br /> <br />5. The size and type of each storm water conveyance needs to be added to the grading plan. <br /> <br />6. Pan gutter sections need to be placed across the driveway collectors and the street <br /> intersection on the following locations: <br /> <br />a. Lots 88 through 103 <br />b. Lots 80 through 95 <br />c. Lots 31 through 42 <br />d. Lots 25 through 30 <br /> <br /> <br />
