CITY COUNCIL WORK SESSION
Topic:

By:

Background:

Alpine Acres Subdivision and Alpine Acres 2"~ Addkion Subdivision
Megan Wald, Associate Planner

The June 10, 2003 City Council meeting contained six cases pertaining to the platting of Alpine
Acres and Alpine Acres 2nd Addition. The City Council tabled action on the items and scheduled a
special work session for June 17, 2003, following the Publ/c Works Committee meeting.
The City Council provided the applicant with some feedback and relayed concerns regarding the
preliminary plat. The stated concerns are: the units located along County Road #5 appear to be
placed too close to the road and creating a barricade look; the distance from structure to structure
seems a little tight; the overall feeling that the development appears to be very dense; and the
location of Radium Way cul-de-sac is placed too close to Alpine Drive and is not providing for
sufficient screening.

In an attempt to provide detailed information to the City Council pertaining to the location of the
units, staffhas prepared a table outlining the distance from the units to the property line, the distance
from the units to. the pavement edge of County Road #5, and from building to building.

The developer will be present at the meeting to review the proposed preliminary plat with the City
Council. Hakanson Anderson, the engineer for the development, has stated to staff that the
preliminary plat is in the process of being revised to address the Council's concerns. The revised
preliminary plat (full scale copy) will be presented at the meeting and they will be prepared to
review their thought process into the design of the plat.

Attachments:
1.
