Site Plan Review: Alpine Acres <br />May 16, 2003, revised June 6, 2003 <br />Page 3 of 5 <br /> <br />Setbacks: The proposed development is subject to the following setbacks: <br /> <br />Building setback from public street 25 feet <br />right of way <br />Building setback from private street 25 feet <br />Building setback . from exterior 30 feet <br />development boundary line <br />Setback from building to building 20 feet <br /> <br />The site plan indicates that all the townhouse units meet or exceed the setbacks established in the <br />R-2 district. In the event the proposed southwestern private street is converted to a dedicated <br />public street, setback compliance will need to be revisited for those units that f~ont along the <br />subject street. <br /> <br />Structure Height: City Code restricts building height to 35 feet. Staff has been supplied <br />information that states the townhouse structures will range in height from 29 feet to 31.5 feet. <br /> <br />Off-Street Parking Requirements: The proposed development is required to .provide a <br />minimum of 404 off-street parking spaces (2 parking stalls per unit) within the development. The <br />proposed townhouse units will all include a two stall garage and a driveway that will be 25 feet <br />in length. The proposed garage and driveway will provide enough area for more than two off- <br />street parking stalls per unit. <br /> <br />Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet. <br />The site plan appears to meet this requirement, however the site plan should be revised to include <br />this information. <br /> <br />Architectural Standards: Building elevations have been provided for the eight, six, and four <br />unit structures. Exterior materials are proposing to consist of vinyl siding with brick accents. The <br />exterior materials for the proposed townhouse structures meet City Code requirements. Staffwill <br />need to be provided information pertaining to the exterior materials for the three-plex structures. <br /> <br />Landscaping: According to the plans dated April 2, 3003, there will be eleven 8-unit buildings, <br />eight 6-unit buildings, twelve 4~unit buildings, and six 3-unit buildings, resulting in a total of 202 <br />units. For each unit, there should be a minimum of two overstory trees, four ornamental trees, <br />and twelve shrubs (resulting in a minimum of 404 overstory trees, 808 ornamental trees, and <br />2,424 shrubs). <br /> <br />The revised landscaping plan, dated April 25, 2003, shows the typical plantings for each of the <br />different sized buildings.
