The property is generally located at the intersection of Alpine Drive and Sunfish <br />Lake Blvd. Oak Creek Builders is representing the estate holders. Staff attempted to notify property owners within 700 feet <br />of the subject property. <br /> <br />Observations: <br /> <br />The subject property is approximately 1.36 acres in size and the applicant is proposing to develop <br />a total of 6 townhome units. Alpine Acres 2nd Addition is the second phase to Alpine Acres <br />subdivision, a proposed 202 townhouse unit subdivision located immediately north of the subject <br />property. The townhomes will be subject to site plan review for all other aspects of the proposal <br />including but not limited to architectural standards,-off-street parking, structure setbacks, and <br />landscaping. The results of the site plan review may impact the actual number of townhomes to <br />be developed on the property. '- <br /> <br />The property is zoned R-1 Single Family Residential. The applicant has submitted a <br />Comprehensive Plan Amendment and Rezoning application requesting the City change, the <br />outlot's designation in the Comprehensive Plan to medium density residential and rezone the <br />property to R-2 Medium Density Residential. The Comprehensive Plan Amendment and <br />Rezoning would allow the applicant to develop the subject property with townhomes. <br /> <br /> <br />
