Staff attempted to not/fy property owners within 700 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The project area is appr°x/mately '19.46 acres in size. The maximum-net density established in the K-2 <br />District is 7 unit~ per acre. The preliminary blat i~ proposing ~. development I' 1'2 townhouse units. The' <br />development contains an MSA road and therefore net area of the subject property is 16 acres. Net <br />density for the proposed development is 7 units per acre; this complies with City COde..Th'~. evetopment <br />is subject to site plan review for architectural, standards, l~mdscaping; unit size, streets, and Sere .~.. ' <br /> <br />As outlined, in the preliminary plat,. Outtots D. and E. of the original Rivenwick subdivision were platte' <br /> <br />proposed Riverdale Drive alignment to the north in order to. provide a public street through the proposed <br />townhouse development. Property located.south of Outlet E and D is zoned 8-2, property located to the <br />north is zoned' B-[ Business. The proposed realignment of Riverdale Drive to the-north results in a small'.. <br />portion, of the. project area being, zoned B-i Business. The portion of'the property zoned B-1. Business . <br />will need to be. rezoned'to R-2 'Medium Density. Residential in order to facilitate the proposed'townhouse. <br />development. The Planning Commission-recommended that the City Council approve· the rezoning ' <br />request, at their'October l 0, 2002.meeting. <br /> <br />The townhouse units will front onto private' streets.. The private streets will provide access to 138'~ <br />Avenue, which provides ·access to Riverdale Drive. Kiverdale 'Drive is propOSing to connect to Flighway <br />#'10 and to Garnet Street. <br /> <br />-103- <br /> <br /> <br />
