Absent: Commissioner Johnson and Watson. <br /> <br />Case #8: <br /> <br />Request for Preliminary Plat of Rivenwick 3~ Addition; Case Turtle Moon, <br />Inc. <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 8:25 p;m. in <br />order to reopen the public hearing. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt reopened the public hearing at 8:25 p.m. <br /> <br />Presentation <br /> <br />Associate Planner Wald stated the City has received an application fi.om Turtle Moon Inc. for <br />prelim/nary plat. review of a townhome development. The property is generally located south of <br />Riverdale Drive and north of the existing Rivenwick urban residential development, The project <br />area is approximately 19.46 acres in size. The maximum net density established in the R-2 <br />District is 7 units per acre.. The prelim/nary plat is proposing to development 112 tOwnhouse' <br />units. The development contains an MSA road and therefore:net area for the project is t6 acres. <br />Net density for the proposed development is 7 units' per acre; this complies-with City Code. As <br />outlined in.the prelim/nary plat., Outlot D and E of Rivenwick has been platted t° represent the <br />potential alignment of Riverdale Drive. The developer is proposing to shiR the proposed <br />Riverdale Drive alignment' to-the north in order to provide a public, street through the <br />development. Property located south of Outlot E and D is zoned R-2, property located to the <br />north is zoned B-1 Business. The proposed realignment of Riverdale Drive to the 'north results.in <br />a small portion of the project area being zoned' B-I-Business.
