The overall LOS is shown followed by the worst approach LOS. <br /> <br />Proposed Development <br /> <br />The proposed residential development includes 112 townhomes,, with full. completion expected' <br />by year 2005 (see Figure 3: Proposed Site Plan). As part of the proposed Rivenwick 3rd <br />Subdivision residential development, Riverdale Drive ,,rill be'extended to the west from the <br />intersection of Feldspar StreedGarnet Street to intersect TH 10 from the south, at Ramsey <br />Boulevard, forming a four-legged intersection. The proposed development will be located in the <br />southwest quadrant of Garnet Street and the Riverdale Drive extension. <br /> <br />Traffic Forecasts <br /> <br />Traffic forecasts were developed for year 2005, Forecast volumes for year 2005 represent one <br />year after the proposed development is constructed. A five-per~:ent yearly ~owth rate was used <br />to account for growth in background traffic Volumes. <br /> <br />Trip generation estimates for daily and a.m./P.m, peak hours were calculated for the Proposed <br />development based on land use type and size, and trip generation forrnul.as from the 1997 ITE <br />Trip Generation Reports. Figure 4 displays the directional distribution percentages for- <br />the residential development. It was assumed that the majority of trips wilt access the Site to and <br />from the east. The combination of background traffic and trips generated 'by the. proposed <br />development is shown in Figure 5 for year 2005, for the a.m. and p.m. peak hours. <br /> <br />-141- <br /> <br /> <br />
