We offer the following comments: <br /> <br />· General: The subject property is 1.9.46 acres in size and is generally located soUth. of Riverdale Drive <br />and north of the existing Rivenwick 2ad Addition residential development. The preliminary plat <br />presented proposes to develop the property with 112 townhouse units~ The townhomes will be subject to., <br />a site plan review for all other aspects of the proposal including but not limited to architectural standards, <br />off-street parking, structure setbacks, and landscaping. <br /> <br />Platting: The proposed plat for RivenwiCk ya Addition· will be platted as a COmmon Interest <br />Community (CIC). The preliminary plat the City reviews Will consist of large lots and each individual <br />townhouse unit will be recorded at Anoka County when the Construction of the townhome units has <br />commenced. The townhouse units platted at Anoka County must conform to. the. approved Site plan and <br />prelim/nary plat. . <br /> <br />Zonine: A majority of the subject property is zoned R-2 and the proposed townhouse deVelopment is a <br />permitted use within, the I~-2 Medium Density Residential district. Due to the realignment of R.iverdale <br />Drive to the north, a port/on of the subject'property is zoned'B-1 Business and therefore will needto be <br />rezoned to R~2 MediUm Density. Resid.ential. The City has receiVed.the required .rezoning application; the <br />City Council' will be reviewing the request on'November 12, 2002. <br /> <br />De.nsity: The subject' property is 19146 acres in size. The Comprehensi. ve Plan stipulates major road <br />right-of-ways must be subtracted from the total parcel area to determine net density. Kiverdale Drive is a <br />MSA road and therefore the net project area is 16.0 acres in. size.
