I I I I I I I I I I I I I I I I I o STATE BUILDING CODE CoMpLIANCE. The StructUres shall be constructed in accordance with the requirements of the State Building Code. ~ SITE PLAN COMPLIANCE. The townhomes structures shall be sited and constructed on. the Site as shown on the Site Plan prepared by Pioneer Engineering, dated August 2, 2002, revised September 25, 2002, revised SITE PREPARATION..Ail site grading and drainage shall be subject to. apprOval by the City Engineer. f. ("Required Improvements). REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifiCations and location as shown on the Site Plan; The Required Improvements are as follows: Installation of bituminous driveways, driveway collectors, parking' nodes and maneuvering areas. ' Installation of continuous, surmountable concrete cUrbing and gUtter.around the Perimeter of all bituminous surfaces, except residential driveways and trails. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. Landscaping in accordance with the Landscape Plan Prepared by Pioneer Engineering, dated August 2, 2002, revised September 26, 2002. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and installed accordingly. Irrigation rain sensors shall be installed and apPropriately placed throughout the development. INSPECTIONS. The City shall be reSponsible for conducting inspections during construction of the Required Improvements and. the Permittee shall be respOnSible for the cost of said inspections. The actual cost of the inspections will be charged to the escrow account established at the City for the platting of Rivenwick 3rd AdditiOn. FIRE LANES. Fire lanes shall be maintained on-the Site. The exact location of these items. · on the Site shall be as'directed by the City's Fire Chief. ~Th.e Permittee herein agrees to post "no parking" along private streets in accordance with the instrUctions of the Fire Chief/Public Works Director. LIGHTING. Any lighting installed on the site is subject to Prior approval by the City Engineer. BUILDING FACADE. The Permittee agrees to construct the structUres of maintenance- free siding, brick accents, and asphalt shingles in accordance with the Building EleVations prepared by Minnesota Division.
