The StructUres shall be constructed in <br />accordance with the requirements of the State Building Code. ~ <br /> <br />SITE PLAN COMPLIANCE. The townhomes structures shall be sited and constructed on. <br />the Site as shown on the Site Plan prepared by Pioneer Engineering, dated August 2, 2002, <br />revised September 25, 2002, revised <br /> <br />SITE PREPARATION..Ail site grading and drainage shall be subject to. apprOval by the <br />City Engineer. <br /> <br /> f. <br /> <br />("Required Improvements). <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifiCations and location as shown on <br />the Site Plan; The Required Improvements are as follows: <br /> <br /> Installation of bituminous driveways, driveway collectors, parking' nodes and <br /> maneuvering areas. ' <br /> Installation of continuous, surmountable concrete cUrbing and gUtter.around the Perimeter <br /> of all bituminous surfaces, except residential driveways and trails. <br /> Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br /> Landscaping in accordance with the Landscape Plan Prepared by Pioneer Engineering, <br /> dated August 2, 2002, revised September 26, 2002. <br /> Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and <br /> installed accordingly. <br /> Irrigation rain sensors shall be installed and apPropriately placed throughout the <br /> development. <br /> <br />INSPECTIONS. The City shall be reSponsible for conducting inspections during <br />construction of the Required Improvements and. the Permittee shall be respOnSible for the <br />cost of said inspections. The actual cost of the inspections will be charged to the escrow <br />account established at the City for the platting of Rivenwick 3rd AdditiOn. <br /> <br />FIRE LANES. Fire lanes shall be maintained on-the Site. The exact location of these items. · <br />on the Site shall be as'directed by the City's Fire Chief. ~Th.e Permittee herein agrees to post <br />"no parking" along private streets in accordance with the instrUctions of the Fire Chief/Public <br />Works Director. <br /> <br />LIGHTING. Any lighting installed on the site is subject to Prior approval by the City <br />Engineer. <br /> <br />BUILDING FACADE.
