-252- <br /> <br />Do <br /> <br />:Residential Building Standards. Residential uses are permitted <br />in Commercial/Mixed Use and Town Center Residential areas, <br />The following building standards apply to all land use designations <br />that permit residential uses. <br /> <br />Mix of Housing Types <br /> <br />Housing Mix in All types of neighborhoods. Within each <br />neighborhood.or.center, a m/x of housing types is required. <br />Housing types vary by lot size and form. These criteria are <br />intended to Lnsure that homes integrate well with each other <br />and share designs which make neighborhood streets safe <br />and enjoyable to walk along. 'Lot sizes and patterns with/n <br />a neighborhood must be varied to avoid monotonous <br />streetscapes and provide a diverse range .of housing types. <br />Each developer of' more than fifteen (I5) acres must <br />provide at-least three (3). housing types. For example, <br />larger building types on larger lots are encouraged on <br />comers. Smaller lots are encouraged surrounding common <br />open spaces. <br /> <br />Lot Sizes and Densities. The table on the following <br />page summarizes lot sizes and approximate <br />densities for a variety of housing types. Densities <br />apply to gross developable acreage. Gross <br />developable acreage is the total buildable area <br />within a parcel, including local .streets, but <br />excluding public open space, neighborhood parks, <br />schools, and environmental constraints. Private on- <br />site open space may fi.mher reduce the density of a <br />particular development. <br /> <br />Housing Model Variety. Each housing type shall have <br />various "models". Each model of a particular type may <br />have the same lot size but should have varying floor plans <br />and varied exterior treatments and materials. Variations in <br />building mass, entry and porch design, window pattern, <br />roof form, and/or other architectural features are strongly. <br />encouraged. <br /> <br />a. .Model Variety. Each.development of. 100 or more <br /> homes must have at least four. models with three <br /> elevations and material treatments each. For <br /> developments of less than 100 units, at least three <br /> models with three variations each are required. <br /> <br />Town Center District - Jan.
