The significant changes <br />to the ordinance are as follows: <br /> <br />ao <br /> <br />On parcels 2 acres and greater in size, the accessory building can be <br />located Closer to the front' Property. line'than the home as long as it <br />maintains compliance with the standard front yard setback, is constructed <br />with the same materials as the home, and is designed with soffit, fascia <br />and eave overhang like the home. <br /> <br />bo <br /> <br />The height of an accessory building will be regulated by lot size versus <br />whether the property is in or out of the Metropolitan Urban Service Area. <br />Variance criteria was also established to vary from the height restrictions. <br /> <br />When the accessory building is within 5 feet of the principal building, <br />adding in the option to construct the accessory building with a 1-hour fire <br />rated wall instead of requiring it to be attached to the principal building. <br /> <br />Eliminating the requirement that states accessory buildings witkin 10 feet <br />of the principal building must comply with the same setback requirements <br />as the principal building. <br /> <br />Observations: <br /> <br />The edited version of City Code and the proposed ordinance is enclosed: In accordance <br />with the City Charter, the ordinance is eligible for adoption at this time. <br /> <br />Recommendation: . <br /> <br />City Staff recommends adoption of the proposed ordinance. <br /> <br />-69. <br /> <br /> <br />
