I I I I I CASE #: .~ AMENDING THE BOUNDARIES OF THE TOWN CENTER ALTERNATIVE URBAN AREAWI~E REVIEW (AUAR) ENVIRONMENTAL REVIEW By: Principal Planner Patrick Trudgeon, AICP Background: On January 14, 2003, the City Council authorized the initiation of the Town Center AUAR Environmental Review. As part of that approved reSolutiOn, a map was attached that defined the boundaries of the study area. Since the last meeting, it has been determined that the study area should be expanded to include the land between Highway 10 and the railroad tracks between Ramsey Blvd. and Armstrong Blvd. The rationale in including this area is due to the fact the Town Center development could impact a reconstructed Hwy. 10 corridor such as the l'ocation of interChanges at Ramsey Blvd. and Armstrong Blvd. Obviously, it is unknown at this time what the final look and alignment of Hwy. 10 will be in the future, but Staff feels that it is prudent to take a look at some potential Hwy. 10 configurations and determine the associated impacts the Town Center would have on the corridor. The following items are attached for your information: a) Resolution amending the Town Center AUAR study area. b) Map showing new AUAR study area. c) Map showing revised concept plan incorporating new study area. (11 x 17 Color Copy provided separately) Recommendation: Staff recommends approval of the resolution amending the boundaries of the Town Center AUAK environmental review Council Action: Motion to adopt resolution amending the boundaries of the Town Center AUAR environmental review.
