Road widths: .The developer is requesting that narrower roads and right-of-ways be used as part of <br />.this development. The road right of way is proposed to be 50 feet throughout'the majority of the <br />development. The normal requirdd right-of-way is 60 feet. The developer is proposing to have the <br />streets 26 feet wide, from back of curb to back of curb. This compares to 32 feet.that the City <br />currently requires. Staffwould like to have discussion on the subject of narrower streets, especially <br />in relation to operations of the fire department and snowplowing. <br />Lot Widths/lot size Current regulations require that lots are at a minimuTM of 10,800 .square feet in <br />size. The developer is proposing lot sizes for the single family lots ranging fi-om 5,460 to 8,537 <br />.square feet. The developer is requesting this in order to bring the units closer together and create a <br />pedestrian-orientated neighborhood feel. The single-family units will be setback 10 feet from each <br />other on the sides. As part of the PUD process, smaller lots can certainly be considered and <br />approved, but Staff'wants to make the City Council aware of the smaller than normal lots. <br /> <br />Tungsten St. stub: As part of the Chestnut l-r_zlls development, Tungsten Street was stubbed into the <br />development property for a future public road connection. At the January 2®, Planning <br />Commission meeting neighboring residents requested that the Tungsten St. stub not be connected <br />into the new development. A traffic generation analysis is currently being undertaken at the ' <br />developers expense that:may shed some light on the necessity of the connection. At this point, <br />however, staffis recommending that Tungsten Street be'connected to the new development. <br /> <br />Tree Preservation: As the City Council knows, the Environmental Policy Task Force has been <br />Working on a tree preservation ordinance. In lieu of an official ordinance, staffis working with the <br />developer on a tree preservation plan.
