He indicated parking restrictions would be necessary to <br />ensure parking on only one side of the street. <br /> <br />Commissioner Johnson asked if the City Engineer had any fundamental issues with a 24-foot <br />paved road. <br /> <br />City Engineer Jankowski indicated there were other 24-foot streets in Ramsey. <br /> <br />Mr. Kangas added that there would be many visitor parking spaces throughout the association <br />area where the private, narrower streets are proposed. He indicated that a similar development in <br />Stillwater has many 24-foot streets and they function fine. <br /> <br />Commissioner Johnson asked what Ramsey's position is on private roads. <br /> <br />Principal Planner Trudgeon stated a public thru street is needed running completely throUgh the <br />development, which isn't showing on this sketch. He added that a private road is against <br />ordinance and would require a variance. <br /> <br />Chairperson Nixt indicated it would be a simple change to plan to make the road public. <br /> <br />Mr. Kangas indicated it would require house setback variances on the East side of the road. <br /> <br />Chairperson Nixt asked for an explanation of the cottages. <br /> <br />Mr. Kangas indicated the use of the word cottage differentiates between association maintained <br />and owner maintained. The lots are identical to the other single-family lots, as are the home <br />styles. <br /> <br />Commissioner Johnson asked for an explanation of the private drive. <br /> <br />Mr. Kangas indiCated it would be 24 feet, with no right-of-way. Public roads require 25 feet on <br />each side for right-of-way. <br /> <br />Commissioner Johnson stated he would consider the variance to the setback requirements if the <br />developers were to make this a public road. <br /> <br />Chairperson Nixt mentioned there is also a requirement for new developments to have a sidewalk <br />on one side. Chairperson Nixt asked if the developers feel they can build all the units within 50- <br />foot lot lines. <br /> <br />Mr. Kangas indicated 50 feet is the minimum lot width, most are 52 feet wide Or more, and they <br />are comfortable with their ability to build within that.
