This would include sixty-two (62) deciduous boulevard trees, fifty-four <br />(54) evergreens, thirty-one (31) deciduous, and twenty'five (25) ornamental trees throughout, the <br />trail corridor. <br /> <br />Subsequent to the Planning Commission meeting on FebrUary 6, 2003, staff has discussed with <br />you proposed additions and alteration to the landscaping plan. A final landscaping plan will need. to <br />be submitted with the final site plan. ' <br /> <br />Density Transition: In addition to the building landscaping requirements, the developer is also <br />required to provide additional vegetation to act as a buffer between the new un/ts and the existing <br />single-family homes. Both the eastern and southern property boundaries abut ex/sting single family <br />homes. The eastern property boundary adjacent to single-family homes is roughly 900 feet <br />resulting 'in an additional eighteen (18) overstory trees, eighteen (18) evergreen trees, and eighteen <br />(18) understory trees. According to the site plan, there will be five (5) overstory trees, eighteen <br />(18) evergreen trees, and no understory trees planted in this buffer area. In addition, the site plan <br />also shows thirty-nine (39) shrubs included along this boundary. There are about thirty trees <br />(mixture mainly consisting of oaks and hackberrry) that will be preserved which can count toward <br />and fulfill the overstory requirement. <br /> <br />The southern property boundary that' is adjacent to existing single family homes is approximately <br />1,500 feet in length. This results in the additional planting requirement of thirty (30) overstory <br />trees,, th/rty (30) evergreens, and thirty (30) understory trees in the twenty-five foot wide buffer <br />area. The site plan shows twenty-two (22)'overstory trees, forty-one (41) evergreens, and no <br />.understory trees. There are also around twenty pines and spruces that will be preserved (in the <br />southeastern corner) that can count toward the minimum number of evergreen plantings required. <br /> <br />To satisfy the densiTM transitioning/-equirements, there needs to be .ornamental or understory trees <br />'included in the buffer strip. Neither the eastern or southern buffer areas on the site plan show any <br />of these trees being planted. While efforts are being made to preserve some of the existing trees, <br />the minimum of eighteen (18) and thirty (30) ornamental/understory trees need to be planted along <br />the eastern and southern boundaries respectively. <br /> <br />Ground Cover/Irri~ation: City Code requires that-the cottages area have sod or ground <br />cover established. An irrigation system, will need to be provided throughout the developmenT- <br />where sodded and landscaped areas are. established. The proposed' irrigauon system will need <br />to be reviewed by the City Engineer. <br /> <br />Open Space: Tile PUD ordinance requires that the development have either 20% public open <br />space, and/or 50% private and open space. The Park Commission, at their January 8, 2003 <br />meeting did not recommend 'the provision of public open space within the development, and <br />would be inclined to collect park dedication Fees from the development. This was mostly due <br />to the existence of a planned park at the corner of the Sunwood Dr. and Sunfish.Lake-Blvd. <br />about ~A of a mile to the west. Based on that input, Staff is requesting that the development <br />have at least 50% private open and green space. The development shows 64 % open and <br />green space. City Ordinances also require that at least 10% of the open space be in an. <br />identifiable area. The proposed plat meets this requirement <br /> <br /> <br />
