-190- <br /> <br />19. <br /> <br />That the proposed development is designed in such a way as. to form a desirable and unified <br />environment within its own boundaries, and also will not be detrimental to future land uses <br />in the surrounding areas. <br /> <br />20. That the proposed development is consistent with all other .applicable City and State <br /> regulations. <br /> <br />2/. <br /> <br />That the following deviations from City Ordinances are found acceptable as part of this <br />PUD; the use of smaller lot sizes and narrower lot widths for the urban-single family lots <br />than required, the use of reduced building setbacks than required, the use of narrower road <br />right-of-way than required, and the exclusive use of private streets through the association~ <br />maintained cottages. <br /> <br />22.
