CASE #: ~ <br /> <br /> REQUEST FOR FINAL PLAT APPROVAL OF MEADOW POINTE; · <br /> CASE OF ALLSTATE DEVELOPMENT, LLC <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />On October 28, 2002, Allstate Development submitted a final plat for Meadow Pointe. The final. <br />plat consisted of one lot and one outlot. The plat was being undertaken to assemble parcels for <br />the Villas of Meadow Pointe Townhomes subdivision. · <br /> <br />On November 26, 2002, the Ramsey City Council tabled action on the final plat of Meadow <br />Pointe due to concern regarding the contractual arrangements between Allstate Development and <br />the underlying property owners. The City Council instructed Allstate Development to bring'back <br />information showing that they have properly secured the right to 'develop the properties ' · ~ <br /> <br />The 60-day review period for the final plat of Meadow Pointe expired on December 27, 2002. <br />City Staff extended the review period for another 60-days as allowed under State Statutes. The <br />second 60-day period expires on February 25, 2003. Staffhas sent communication to AllState <br />Development requesting that they submit a letter of withdrawal, time extension.for review, or <br />waiver of City review time limit. To date, the City has received no responsefrom Allstate <br />Development. <br /> <br />If the City does not take some formal action on the request for final plat by February 25, 2003, <br />the plat is automatically approved under the 60-day rule. <br /> <br />The following information is included for your information <br /> <br />a) Site location map ' <br />b) Proposed findings of facts supporting denial of final plat <br />c) Proposed resolution denying final plat <br /> <br />Recommendation: <br /> <br />As the developer has neither prov. ided the additional information required nor an extension for <br />review time, City Staff recommends that the City Council adopt findings of fact and deny ~e <br />£mal plat. <br /> <br />Council Action: <br /> <br />Motion to adopt Findings of Fact # <br />Meadow Pointe. <br /> <br />relating to the request for final plat' approval of the. <br /> <br />-and- <br /> <br />-233- <br /> <br /> <br />
