That Able Paving has stated that the proposed use woUld include some stockpiling 0f clean fill and recycled Class 5 on the Subject Property.: . 10. That in the recent past, the Applicant has respectfully reduced the amount of shooting activity conducted on the Subject Property in an attempt to respond.to neighborhood complaints regarding noise levels during the peak shooting season. 11. That in response to the public hearing, some of the surrounding residents have stated that the proposed use will adversely impact traffic in the area due to the addition of six slow moving commercial vehicles utilizing Variolite Street during peak traffic periods. That Able Paving has stated that the interim use proposed has minimal impact on traffic as the operation consists of 6 vehicles that would transport personnel and equipment from the Subject Property at approximately 6:00' a.m. and return to the Subject Property at approximately 6:00 p.m., Monday through Saturday. That Variolite Street N.W. is a Municipal State Aid road and the City Engineering Department has determined that it can sustain the additional traffic generated by' the proposed use. That the pr'oposed use will not be unduly dangerous or otherwise detrimental to persons residing or working in the vicinity of the use or to the public welfare. That the proposed use will not substantially adversely impair the use, enjoyment, or market value of surroUnding property. That the proposed use will not be disturbing to existing or future neighboring uses for the interim period of time because of the minimal size of the operation in comparison to the size of the property, and the p~-oximity to a Municipal State-Aid road. That the proposed use will be served adequately by public facilities and services such as highways and streets. That the proposed use will not create excessive additional requirements at public cost- for public facilities and services, and it. will not be detrimental to the economic welfare of the community. That the proposed, use will not involve activities and uses that will' be detrimental to any persons, property, or the general Welfare by reason of excessive production of traffiC, noise, smoke, fumes, glare, or odors..
