Businesses in this commercial area are 'facing increased competition from new <br />businesses in Ramsey and St. Francis creating the need to reposition and remerchandise the <br />commercial area. The objectives of this engagement are to: <br /> <br />· Evaluate the commemial area and its tenant mix. <br /> <br />· Identify competitive shopping areas. <br /> <br /> Delineate the commemial area's trade area and estimate future residential households <br /> for 2005, 2010, 2015 and 2020. <br /> <br />· Estimate demand for retail, service and office uses of the commercial area. <br /> <br />· Identify those retail, service and office uses that are consistent with the commercial <br /> area's location and trade area. <br /> <br />· Land use and site planning to illustrate how the area could be redeveloped is included <br /> as an optional task. ' <br /> <br />The 'work program described below is designed to evaluate the market .and redevelopment <br />potential for the TH-47 and 167th Avenue commercial area. <br /> <br />WORK PROGRAM <br /> <br />The work program outlined below is designed to fulfill the above objectives. Specific work tasks <br />inclUde: <br /> <br />Site Evaluation <br />Business establishments in the'TH-47 and 167th Avenue retail" area will-be categorized by <br />type.
