The <br />report will contain appropriate graphics and explanations of our principal findings, conclusions <br />and recommendations. <br /> <br />MEETINGS <br /> <br />Eight meetings are planned during the course of the evaluation. <br />following: <br /> <br />These meetings include the <br /> <br /> · Start-Up Meeting will be held at the beginning of the engagement to formalize research <br /> objectives and obtain client-provided information. <br /> <br /> · Two City Staff EDA Meetings are planned to review study results and preliminary <br /> recommendations. <br /> <br /> · Business Meeting will be held with owners and managers of businesses at the end of the <br /> engagement. <br /> <br /> , Final Report Meeting to discuss results of work tasks and recommendations. Th/s <br /> meeting will' cover all aspects of the research program. <br /> <br />The budget provides for eight meetings as described above. Additional meetings will be billed at <br />our normal hourly rates plus expenses. <br /> <br />OPTIONAL TASK: Commercial Area Design <br /> <br />Results of the market and remerchandising analysis will be incorporated in two preliminary <br />design concepts for the commercial area prepared by KICE Architects. Following client review <br />of these plans, a final plan will be prepared. Redevelopment concepts will be prepared by KKE <br />Architects utilizing input from McComb Group. An attached letter from KKE contains their <br />proposal and estimated fees. Meetings planned for this phase include a start-up meeting, <br />preliminary design revieTM with EDA and city staff, and final design review with EDA and report <br />to City Council, and MGL planning design supervision. <br /> <br />QUALIFICATIONS AND EXPERIENCE <br />McComb Group, Ltd. is a full-service retail and real estate consulting firm specializing in market <br />research and financial feasibility. The fmu has extensive experience in the retail industry and <br />has conducted market research for retail stores and' shopping centers of all types including. <br />regional malls, community centers and specialty centers.· ' <br /> <br />McComb Group, Ltd. has a team that is-qualified to conduct .the research-described_.in this. <br />proposal. McComb Group:s professional staff associated with this engagement includes the <br />following: ' <br /> <br /> ,. James B.
