Norman <br />City Administrator <br />15153 Nowthen Boulevard NW <br />Ramsey, MN 55303 <br /> <br />RE: Ramsey Town Center Market Evaluation <br /> <br />Associated Retail Consulting is pleased to have the opportunity to present this proposal to the <br />City of Ramsey. <br /> <br />Purpose: <br /> <br />As outlined in the Request for ProposaI dated February 10, 2003, the purpose of this project is to <br />accomplish the following: <br /> <br /> · Evaluate the commercial area and tenant mix located' at the intersection of TH-47 and <br /> 167th Avenue in the City of Ramsey. <br /> <br /> · Identify competitive shopping areas affecting the above mentioned location. <br /> <br /> · Delineate the commercial area's effective trading area, and estimate future residential <br /> households for 2005, 2010, 2015 and 2020. <br /> <br /> · Estimate demand for retail, service and office uses that are' consmtent with the <br /> commercial area's location.and trade area. <br /> <br />Scope <br /> <br />of Activity_: <br /> <br />l. Site Evaluan'on - Retail businesses in the study area wi11 be categorized by type. <br /> The commerciaI area will be evaluated including, but not limited to, ingress and <br /> egress, access, visibility, .current and future traffic counts, and relationship to <br /> adjacent uses. <br /> <br />2. Customer Origin Survey - Retail and service, businesses in the commercial area <br /> will be surveyed via an in-store questionnmre to determine resident.zip codes, <br /> work zip codes and their reason for shopping at. each business. <br /> <br />3. Competition - Ail the shopping areas that compete with the commercial.node at <br /> TH-47 and 167'~ Avenue will' be identified and evaluated for the strength of <br /> attraction and impact upon the existing and future Ramsey retail commercial' <br /> marketplace.
