-246- <br /> <br />Upon completion of the Field Assessment Phase, the data and obserVations will be analyzed and <br />evaluated, and a detailed projection of the sales potential by retail category over time will be <br />generated. This analysis of retail potential by category will be the basis used for identifying <br />potential retailers, retail box size, and optimal retail mix. The office phase of this project. 'will <br />achieve the requirements of tasks 5 and 6. . <br /> <br />Concurrent to the above-mentioned phases, a complete Customer Origin Survey and Existing <br />Business Interview.questionnaire process will be conducted, and the resulting information will be <br />analyzed and evaluated to accomplish the requirements of tasks 2 and 4. Tasks 2 and 4 will be <br />conducted by our Consumer Research Staff in coordination with the ARC project leader. <br /> <br />The ARC project leader will also be responsible-for the following: . ' <br /> <br /> , Communicate as needed with the Project Coordinator for the City of Ramsey and <br /> meet on'a regular basis concerning the status.of the project. <br /> <br /> Organize and meet with retail owners in the study area. <br /> <br /> Coordinate and prepare the completed study for the City. <br /> <br /> · <br /> <br />D elive ry :. <br /> <br />Upon completion of the study, Associated Retail Consulting will produce seven copies of an <br />Executive Summary Report (along with. accompanying appendices) outlining 'the results of the <br />analysis, and summarizing all supporting information used in this study. Additional copies can <br />be produced for a fee of $75.00 per booklet. <br /> <br />The Executive Summary Report includes the following information: <br /> <br />v' Map revealing the trade area boundaries, and identifying' existing primary retail outlets, <br /> existing residential developments, planned future retail developments, planned transportation <br /> improvements, and highlighting key employment centers (daytime bus/ness): <br /> <br /> A detailed review of retail.potential by category, identified by timeline threshold. <br /> <br /> A complete listing of potential retailers identified' by banner.' <br /> <br /> A summary of the business and consumer interviews and questionnaires. <br /> <br /> Detailed Site Evaluauon. <br /> <br /> Detailed listing of retail competition affecting the subject site. <br /> <br /> Thematic maps visually showing key demographic variables. <br /> <br /> In-depth review of trade area population and demographicS. <br /> <br /> An evaluation of development type.
