A minor plat is also <br />being processed along with your request for site plan review, Comments regarding the lot <br />creation 'will be based on Sheet C2 of the submittal and will be contained in a separate review <br />letter. We offer the follO'\ving comments regarding your site pIan submittal: <br /> <br />General: The site plan is proposing the construction of a new facility for the Anoka County <br />Medical Examiner. The facility will be 17,208 square feet in size and located in TOVvn Center on <br />Rhinestone Street N.W., between Sunwood Drive and Civic Center Drive. The City has also <br />received an application for a Minor Subdivision of Outlot GG, Ramsey ToVl'll Center, to create <br />the lot on which the building will be located. The proposed lot 'will be approximately 1 acre in <br />. ' <br />SIZe. <br /> <br />Zoning: The site is zoned TC-3, a work place sub-district of Tovvn Center. This area is intended <br />to accommodate medical and technology-related office and research uses, The Medical <br />Examiner facility is a permitted use in this District <br /> <br />Lot CoveragelFloor Area Ratio (FAR): The subdivision plan indicates that the 10t created <br />from Outlot GG of Ramsey Town Center will be 44,247 square feet in size. The proposed <br />building footprint is 17,208 square feet. The TC-3 District requires a minimum FAR of ,25, The <br />proposed site plan represents an FAR of .38. <br /> <br />Setbacks: The TC-3 District requires a minimum front yard setback of 0 feet and a maximum <br />front yard setback of 15 feet. At least 60% of the building should comply 'with the front yard <br />setback requirement The proposed building has a front yard setback that ranges from 13 feet to <br />53 feet The reason for siting the building beyond the front yard setback maximum is to facilitate <br /> <br />29 <br />
