<br />7. That there are currently 2 accessory buildings on the property: aI, 1 04 square foot <br />attached garage and a 1,200 square foot stable, for a total of 2,304 square feet of <br />accessory building space and a remaining allotment of 2,960 square feet. <br /> <br />8. That the proposal for a 5,100 square foot riding arena results in a 2,140 square foot <br />overage in the total amount of accessory building space allowed on the Subject Property <br />and a 700 square foot overage in the accessory building size restriction, <br /> <br />9. That Section 9.11.02 Subd 5 of the Ramsey City Code restricts accessory building heights <br />to 22 feet in the rural residen~ial district; the height of the Applicants proposed building is <br />16 feet. <br /> <br />10. That the City Code does allow accessory buildings to be sided with colored metal panels <br />on parcels greater,than 2 acres in size. <br /> <br />11. That the Applicant is proposing to finish the exterior walls of the proposed riding arena <br />with gray metal panels and a green roof. <br /> <br />12. That in accordance with Sections 5.09.04 and 9.20.11 of the City Code, the indoor riding <br />arena will be located at least 50 feet from any residence and 75 feet from any property <br />line. <br /> <br />13. That the Subject Property is located in the City's designated Rural Service Area wh~re <br />development is restricted to a 10 acre minimum lot size, with density restriction of 4 units <br />in 40 acres on a pro rata basis. <br /> <br />14. That the Subject Property is not expected to be included in the Metropolitan Urban <br />Service Area boundary in the near future. <br /> <br />15. That the proposed use will not adversely impact traffic in the area. <br /> <br />16. , That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />17. That the proposed use will not substantially adversely impair the use, enjoyment, or <br />market value of any surrounding property. <br /> <br />18. That the proposed use will not be hazardous or disturbing to existing or future <br />neighboring uses. <br /> <br />19.
