<br />CASE # S <br /> <br />REQUEST FOR SITE PLAN REVIEW OF BOILERMAKERS LOCAL #647; <br />CASE OF BOILERMAKERS LOCAL #647. <br />By: Tim Gladhill, Management Intern <br /> <br />Background: <br /> <br />Boilermakers Local #647 have applied for site plan review for the addition of a 425 square foot <br />office/training facility in their current facility. Boilermakers Local #647 provides training <br />servIces. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan dated May February 8th, 2007. <br />c) Drainage plan dated May 31 S\ 2007 <br />d) City Staff review letter dated June I st, 2007 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site plan is proposing to construct a 425 square foot office/training addition on the existing <br />Boilermakers Local #647 property. The site is located generally north of Highway 10 and west <br />of Alpine Drive., The subject property is zoned B-2 Business; the proposed building is a <br />permitted use in this district. <br /> <br />The site plan complies with the front yard, rear yard, and side yard setbacks established in the B- <br />2 Business District. Lot coverage has been calculated at 13%, which is under the 45% maximum <br />lot coverage restriction established in City Code. <br /> <br />The site will derive access from Alpine Drive. The addition will use existing off-street parking <br />and maneuvering areas. The site plan is proposing sufficient parking stalls. <br /> <br />The proposed rock face concrete block used to match existing conditions on the exterior walls is <br />permitted in the B-2 Employment District. <br /> <br />A revised grading and drainage plan has been requested of the applicant. Final approval shall be <br />contingent with the revisions outlined in the City Staff Review Letter. <br /> <br />No landscaping plan has been submitted due to the size of the addition. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon the compliance with City Staff <br />Review Letter dated June 1 S\ 2007. <br /> <br />63 <br />
