<br />CASE # (p <br /> <br />REQUEST FOR SITE PLAN REVIEW OF CULLINAN RIGGING, INC; <br />CASE OF CULLINAN RIGGING, INC. <br />By: Tim Gladhill, Management Intern <br /> <br />Background: <br /> <br />Cullinan Rigging has applied for site plan review for the development of a 40,920 square foot <br />office/warehouse facility in the Ebony Addition. Cullinan Rigging moves and installs heavy <br />machinery. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan dated May 11th, 2007 revised May 15th, 2007 <br />c) Drainage, Utility, and Grading pIan <br />d) City Staff review letter dated June 1 S\ 2007 <br />e) Exhibit C <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site plan is proposing to construct a 40,920 square foot office/warehouse facility on Lot 1, <br />Block 1 of Ebony Addition. The subject property is 4.82 acres in size and is zoned E-2 <br />Employment; the proposed building is a permitted use in this district. <br /> <br />The site plan complies with the front yard, rear yard, and side yard setbacks established in the E- <br />2 Employment District. Lot coverage has been calculated at 19%, which is under the 40% <br />maximum lot coverage restriction established in City Code. <br /> <br />The site will derive access from Ebony and McKinley Streets. The off-street parking and <br />maneuvering areas will be surfaced with bituminous paving and fInished with concrete curbing. <br />The site plan is proposing sufficient parking stalls. <br /> <br />The proposed precast panel material on the exterior walls is permitted in the E-2 Employment <br />District. <br /> <br />The grading and drainage plan is generally acceptable with the revisions outlined in the City Staff <br />Review Letter. <br /> <br />The landscaping plan is generally acceptable in accordance ,vith the revisions outlined in the City <br />Staff Review Letter. <br /> <br />71 <br />
