Sharp: <br /> <br />Weare in receipt of site plan, landscaping plan, and building elevations submitted by <br />Lampert Architects dated May 11 th, 2007 revised ~May 1 ih, 2007 and a Grading Plan and <br />Utility Plan submitted by Hakanson and Anderson on May 11th, 2007. We offer "the <br />following comments: <br /> <br />General: The site plan is proposing a 40,920 square foot building. The site is located on <br />the northwest corner of Ebony and McKinley Streets NW, and is LotI, Block 1 of "the <br />Ebony Addition. <br /> <br />Zoning: The site is zoned E-2 Employment. Requirements for the E-2 Employment <br />District are found in Chapter 9.20.23 of the City Code. Offices and warehousing <br />facilities are permitted uses within this district. <br /> <br />Lot Coverage: The proposed building will cover 19 percent of the site, which is under <br />the maximum lot coverage of 45 percent. <br /> <br />Utilities: The proposed building will be served by existing sewer and water facilities. <br />There is a I 0- foot drainage and utility easement around the interior perimeter of the <br />eastern property line as well as over the existing stormwater pond located in the <br />southeastern corner of the lot. <br /> <br />Setbacks: There are minimum front, rear, and side setbacks of 35 feet, 25 feet, and 25 <br />feet, respectively. Additionally, all parking and pavement shall be a mi11imum of 20 feet <br />from street right-of-way. The proposed building adheres to all required setbacks. <br /> <br />Architectural Standards: Within the E-2 Employment District, all exterior ""vall finishes <br />shall be face brick, stucco, glass, wood, or natural stone. Specifically designed pre-cast <br />concrete units whose surfaces have been integrally treated with an applied decorative <br /> <br />81 <br />
