The final plat submittal consists of sheets C1-C9, all dated 10/2/02, revised 3/18/03; all <br />prepared by Passe Engineering. We offer the following comments: <br /> <br />General: The subject property is approximately 23.7 acres in size and is generally located <br />west of T.H. #47 and north of Alpine Drive N.W. In accordance with Staff's <br />recommendations at the time of preliminary plat approval, the twvo existing homes in the <br />southeast comer of the plan are being included in the final plat. The 'final plat is now a replat <br />of 4 existing homesteads into 3 existing homesteads and 45 new urban single family lots for <br />development. Sheet C1 of the Construction Plans notes that there are 46 lots. It should be <br />corrected to identify a total of 48 lots (with 45 for development). Outlot A is preserving a <br />future street corridor to access Lots I and 2 of Block 1 if and when they are replatted to their <br />ultimate urban density, thereby eliminating the need for another access onto Alpine Street <br />N.W. The Development Agreement will require that this outlot be deeded to the City at no <br />cost if and when Lots 1 and 2 of Block 1 resubdivide. Outl0t B is a remnant to be replatted <br />into a developable lot when the property to the West.subdivides to its ultimate urban density. <br /> <br />Final Plat Sheet: 153rd Avenue N.W. should be changed to Alpine Drive N.W. Per <br />previous discussions with the Parks and Utility Supervisor, a portion of the area north of the <br />plat, currently Platted as Outlot C, Wildlife Sanctuary 2~~ Addition, was to be included in the <br />plat as an outlot and deeded to the City of Ramsey to Protect the wetlands. That requirement <br />has not been met and the final plat should be modified accordingly. <br /> <br />3. Zoning: The property is located within the Metropolitan Urban Service Area boundarY and <br /> is currently zoned R-1 Residential. The plat as proposed is a permitted use of the property. <br /> <br /> <br />
