I I I I I I I I I I I I I I I I I I Wildlife Sanctuary Second Addition; thence North 00 degrees 1'9 minutes 32 seconds east, assumed bearing, along the easterly line of said Outlot A a distance of 208.19 feet to the point of beginning of the line to be described; thence south 65 degrees 18 minutes 06 seconds west a distance of 238.36 feet; thence north 73 degrees 25 minutes 11 seconds east a distance of 216.32 feet; thence south 55 degrees 14 minutes 38 seconds west a distance of 221.31 feet to westerly line of said Outlot A and there terminating. (Subject Property) WHEREAS, on September 3, 2002, the City of Ramsey received an application and sketch plan for Wildlife Sanctuary 3~a Addition from Oakwood Land Development, Inc.; and WHEREAS, the Planning Commission reviewed the sketch plan on October-3, 2002 and recommended proceeding to the preliminary plat stage; and WHEREAS, the City Council reviewed the sketch plan at a City Council work session on October 15, 2002; and WHEREAS, on October 10, 2002, the City received an application and preli'minary plat for Wildlife Sanctuary 3rd Addition from Oakwood Land Development, Inc., and; WHEREAS, on November 7, 2002, the Ramsey Planning Commission conducted a public hearing regarding the proposed preliminary plat for Wildlife Sanctuary 3~d Addition and recommended City Council approval of same contingent upon compliance with the City Staff Review Letter dated November 1, 2002 and resolving the fencing of pasture land on the Weichelt and Mort parcels to the west of the Subject Property; and WHEREAS, the Ramsey Park and Recreation Commission reviewed the preliminary plat on November 14, 2002 and recommended a cash payment to satisfy park dedication requirements; the construction of a sidewalk in the Junkite St. N.W. cul,de-sac as well as along all non cul-de-sac streets, the construction of an 8 foot w/de bituminous trail between Lots 5 and 6 of Block 4, the construction cost of which would be credit eligible against trail development fees due on the Subject Property; and the continuance of the trail along the north side of Alpine Drive N.W.; and WHEREAS, the City Council met on November 26, 2002 and approved the preliminary plat contingent upon compliance with the .City Staff Review Letter dated November 1, 2002, revised November 21, 2002 and the letter of understanding between Oakwood Land Development and Milt Weichelt of 15407 Nowthen Blvd. N.W. and Dave Mott of 15425 Nowthen Blvd. N.W. , dated November 12, 2002, regarding the installation of pasture fencing; and WHEREAS, the Developer submitted an application for final plat approval of the Plat on January 10, 2003.
