Review Letter: Panther Precision <br />February 28, 2003 <br />Page 2 of 4 <br /> <br />Landscaping: All six species indicated on the landscape detail are on the City's list of <br />acceptable species. Furthermore, white spruce and white oak are preferred species. The conifers <br />(white spruce) are shown to be six (6) feet in height and the balled and burlap trees (red <br />maple, white oak, and prairie crabapple) are shown to be 2.5 inches in caliper: Both meet our <br />minimum size requirements. <br /> <br />There is roughly 260 feet of public road frontage, Which means that a minimum of seven trees <br />should be installed along Sunwood Drive. The plan only calls for four (4) trees. Thus, a <br />minimum of three (3) additional trees need to be included along the public road frontage. This <br />could be accomplished by moving three (3) of the trees to be planted from the south portion of <br />the property to the road frontage or by installing three (3) additional trees along Sunwood Drive. <br /> <br />It should also be noted that four (4) existing trees are being preserved: While their size and <br />species are not indicated on the landscape detail, they will certainly add to the overall appearance <br />of the property. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet. It appears on the <br />Building Elevation Plan that the proposed facility will be 31' 2" in height, which meets City <br />standards. <br /> <br />City Code requires exterior wail finishes to consist of natural or prefabricated brick Or stone or <br />pre-cast concrete panels or some other material approved by City Council. The exterior building <br />materials for the facility will consist of pre-cast concrete panel, rockface concrete block, and a <br />pre-finished metal cap, which, meets the architectural standards established in the Industrial <br />District. <br /> <br />Loading Berths: City Code requires one loading berth for every structure that has a floor area of <br />10,000 square feet and an additional loading berth for each additional 25,000 square feet of floor <br />area. The proposed 32,805 square foot structure is required to provide one loading berth. The <br />site plan is proposing 2, which exceeds City requirements. <br /> <br />Waste Storage: 'In discussions with the applicant, it is the applicant's intention to store the <br />waste storage receptacles indoors. The site plan should be revised to indicate the applicant's' <br />intention. <br /> <br />Access: The site will gain one access from Sunwood Drive. <br /> <br />Oil:Street Parking - Design: City Code requires ali driveways, off-street parking and <br />maneuvering areas to be surfaced with bituminous pavement and finished with B-6/12 concrete <br />curbing. It appears that the site plan complies with this requirement, however staff is requesting <br />further clarification regarding the portion of the property located south of the proposed facility. <br />Staff is unclear as to whether the area will be established with seed or sod or if the area will be <br />utilized for additional parking or a maneuvering area. <br /> <br />-87- <br /> <br /> <br />
