<br />At the present time, Northern Counties Secretarial Service, Inc., (NCSS) is the primary. <br />business occupying the land at 6139 157thLane NW, Ramsey, MN 55303. Carol Lublin <br />is the sole owner of the property and the occupying business. Carol Lublin requests an <br />amendment to the current conditional use permit to include a coffee shop/deli at the site. <br />Approval for a daycare facility is also being requested but does not require a conditional <br />use permit amendment because it was previously approved November 26, 1991. <br /> <br />A coffee shop/deli of approximately 1000 square feet, 'With seating inside for 24 <br />(approximately 6 tables) and an outside three season patio for an additional 24 <br />(approximately 6 tables) is being requested. The coffee shop/deli will provide: <br /> <br />1. Meals/food and beverages for the daycare facility. <br /> <br />2. Coffee and assorted beverages. <br /> <br />3. Freshly made sand'Wiches, salads, and desserts, to go or to be eaten on the <br />prennses. <br /> <br />Hours of operation being considered are 6:00 a.ill. to 6:30 p.m. Monday through Friday to <br />c.oincide with daycare hours, and 6:00 a.m. to 2:00 p.m. Saturday and Sunday. <br /> <br />The daycaie will help support the deli -with its food purchases. Food and beverages will <br />be offered to clientele of the daycare for easy pickup when dropping offand picking up <br />their children. Additionally, foot and bike traffic will be expected to support a <br />neighborhood deli. <br /> <br />This area is packed with new housing. A neighborhood coffee shop/deli with freshly <br />made goods will provide a sorely needed neighborhood center and Vi7jll provide a positive <br />impact to this area of Ramsey. We will go for a small friendly and enjoyable <br />neighborhood atmosphere. <br /> <br />It is expected that most products required for food and beverage preparation will be <br />brought in by staff but possibly a few small commercial deliveries a week may be <br />needed. These small deliveries will be accommodated through the general access to the <br />coffee shop/deli. <br /> <br />19 <br />
