CASE # I <br />REQUEST FOR SITE PLAN REVIEW OF BOILERMAKERS LOCAL #647; <br />CASE OF BOILERMAKERS LOCAL #647. <br />• By: Tim Gladhill, Management Intern <br />Background: <br />Boilermakers Local 4647 have applied for site plan review for the addition of a 425 square foot <br />office /training facility in their current facility. Boilermakers Local #647 provides training <br />services. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Site plan dated May February 8"', 2007. <br />C) Drainage plan dated June 28 2007. <br />d) City Staff review letter dated June 1 2007, revised July 6` 2007. <br />Notification: <br />Site Plans do not require a public hearing. <br />Observations: <br />is The site plan is proposing to construct a 425 square foot office /training addition on the existing <br />Boilermakers Local #647 property. The site is located generally north of Highway 10 and west <br />of Alpine Drive. The subject property is zoned B -2 Business; the proposed building is a <br />permitted use in this district. <br />The site plan complies with the front yard, rear yard, and side yard setbacks established in the B- <br />2 Business District. Lot coverage has been calculated at 13 %, which is under the 45 % maximum <br />lot coverage restriction established in City Code. <br />The site will derive access from Alpine Drive. The addition will use existing off - street parking <br />and maneuvering areas. The site plan is proposing sufficient parking stalls. <br />The proposed rock face concrete block used to match existing conditions on the exterior walls is <br />permitted in the B -2 Employment District. <br />A revised grading and drainage plan has been submitted by the applicant, and is generally <br />acceptable. <br />No landscaping plan has been submitted due to the size of the addition. City staff continues to <br />review the existing septic system to ensure proper sizing. <br />r � <br />U <br />—51- <br />
