The Zoning Bulleting was noted.

OTHER COMMISSION BUSINESS

1) Concept Plan for Redevelopment of the Northeast Quadrant of Bunker Lake Blvd.
NW and Ramsey Blvd. NW

Assistant Community Development Director Frolik indicated Mr. Steve Schmidt of TSM
Development has submitted a concept plan for the redevelopment of the northeast quadrant of
Bunker Lake and Ramsey Boulevards. Two years ago Mr. Schmidt went through site plan
approval to develop mini-storage on this site. He has acquired the vacant parcel and the
homestead south of the mini-storage site. That land use was changed by the former property
owner from Places to Work to Places to Shop. This rezoning needs to be followed up on. The
concept plan proposed by Mr. Schmidt would include retail sales; a convenience store, possibly
including gasoline sales and off sale liquor, and a potential bank on the comer. Mr. Schmidt
would like feedback from the Commission regarding the concept plan.

The Commission discussed the concept plan with Mr. Schmidt 'and expressed general support of
the concept.

Assistant Community Development Director Frolik indicated under the B-1 zoning City Code
requires a conditional use permit for gasoline dispensement.

Mr. Schmidt stated he does not want to spend money going forward with a conditional use permit
if that would be a bone of contention with the City.

Chairperson Nixt stated generally he thinks this looks like a good potential development and
would support it subject to seeing the plan.

2) Discuss July Planning Commission Meeting Date

Assistant Community Development Director Frolik requested direction regarding rescheduling of
the July Planning Commission meeting. She indicated the Council Chambers are available July
2nd, July 3rd, July 9th July 11 th and July 12th.

Consensus of the Commission was to direct staff to determine the availability of a quorum and to
reschedule the July Planning Commission meeting to July 9th or July 11th.

3) Commission and Staff Input

Commissioner Brauer stated there will be a training session held on June 22nd for individuals that
want to learn how to lead meetings similar to the Ramsey3 sessions that were held.

Planning Commission/ June 7; 2007
