<br />-::t!1 <br /> <br />CITY COUNCIL WORK SESSION <br />Topic Report: Shade Tree Communities <br />Development (Formerly Shade Tree Creek) <br />By: Patrick Trudgeon, Community Development <br />Director <br /> <br /> <br />Background: <br /> <br />Shade Tree Communities, LLC owns a 40 acre parcel located at 17650 Erkium Street. <br />When the City's cluster subdivision ordinance was in effect, Shade Tree submitted a <br />preliminary plat called Shade Tree Creek which would have 16 single-family lots. After <br />a lengthy discussion, the City Council denied the preliminary plat on May 9, 2006 based <br />on two primary reasons; 1) inadequate density transitioning and 2) the lack of a second <br />access into the development. <br /> <br />Since that time, the City has repealed the cluster subdivision ordinance and adopted a <br />minimum lot size of2.5 acres in the area of Shade Tree's land. Shade Tree is considering <br />developing the property as a 2.5 acre development and wishes to discuss the potential <br />subdivision with the Council before submitting an official application. <br /> <br />Shade Tree's plan would be to create 13 large lots with a single access coming from <br />Erkium St. Shade Tree, as part of the development, would construct an east-west road <br />to the edge of their property that could eventually be extended to provide a second access <br />into the development. <br /> <br />Staff has indicated to the developer that while density transition would no longer be <br />required, the latest plan still has the issue of one access into the development. <br /> <br />Action Statement: <br /> <br />City Council should provide Shade Tree Communities LLC with feedback on their current <br />proposal in general, and the single access into the development in particular. <br /> <br />CCWS: <br /> <br />07/24/07 <br />
