<br />=*;2.., <br /> <br />CITY COUNCIL WORK SESSION <br /> <br />Topic Report: Concept Plan for NE Corner of Bunker Lake Blvd <br />and Ramsey Blvd - TSM Development <br />By: Amy Geisler, AICP, Associate Planner <br /> <br /> <br />Background: Steve Schmitt ofTSM Development has submitted a new concept plan for development <br />of the NE comer of Bunker Lake Blvd and Ramsey Blvd. Council may recall that in 2004, Mr. Schmitt <br />submitted plans to develop the site with self-storage units. Since that time, he has acquired the 2 comer <br />parcels, and now proposes to do a combination of storage units and 3 commercial buildings, which <br />could be developed as a liquor store, gas station, and a bank. Council may also recall that the City <br />approved a Comprehensive Plan Amendment to change the 2 comer parcels' land use designation from <br />Places to Work to Places to Shop; the City is now obligated to process a rezoning to B-1 Business for <br />these parcels. <br /> <br />The Planning Commission reviewed the concept plan at their June 7, 2007 meeting and expressed <br />support for the plan. Mr. Schmitt is now seeking input from the City Council on the concept plan. <br /> <br />A subdivision, site plan, variance, and rezoning are required for this project to move forward. Mr. <br />Schmitt is seeking approval for the subdivision and site plan of the storage buildings at the August <br />Planning Commission meeting; site plan review would be required of the commercial buildings <br />themselves once he has secured tenants. <br /> <br />Attachments: Site location map, site plan, and Planning Commission meeting minutes dated June 7, <br />2007. <br /> <br />Action Statement: Provide feedback to the applicant regarding the proposal. <br /> <br />CCWS: 7/24/07 <br />
